Villa Brezza, an elegant and contemporary residence, is situated in a tranquil and panoramic location, surrounded by the natural beauty of Sicily. With its 150 square meters spread over two levels, it accommodates up to six guests in a comfortable and bright setting. Part of an elegant complex consisting of three terraced villas, each with its own private pool and reserved spaces to ensure maximum privacy. Ideal for a large group of friends or a big family seeking both autonomy and opportunities to spend time together.

Outside, the shaded veranda with a panoramic view is a true haven of peace, furnished with a large dining table for convivial dinners, comfortable sofas for relaxation, and a gas BBQ for unforgettable grilled meals. This space is perfect for admiring the stunning Mediterranean coast while enjoying the gentle sea breeze. The infinity pool, surrounded by elegant loungers, completes the outdoor area, inviting guests to unwind and soak up the Sicilian sun.

Inside, Villa Brezza opens onto a spacious living room and kitchen, a perfect space for gathering family and friends. A large sofa invites relaxation with a TV, and a wooden table for six create a welcoming atmosphere. The kitchen, adorned with marble details, is well-equipped with a main refrigerator, a wine fridge, and everything needed to make every meal a special experience.

Before reaching the veranda, a functional laundry area with a large sink adds extra convenience to your stay. The garden, enriched with olive trees and native plants, creates an authentic and evocative atmosphere.

On the ground floor, the villa opens into a bright living room and kitchen area that blend elegance and modernity. An extendable dining table for six, a comfortable sofa with a TV, and a kitchen with a central island create the perfect space for convivial moments. A well-equipped breakfast corner with functional appliances completes the area, making it both welcoming and practical.

The sleeping area on the ground floor includes two refined double bedrooms, both air-conditioned and equipped with private bathrooms, ensuring maximum comfort. A service bathroom located between the living room and bedrooms adds further practicality.

On the first floor, accessible via an external staircase, you’ll find an exclusive double suite that occupies the entire level. This luxurious room, with its private bathroom and breathtaking sea view, offers complete privacy from the rest of the villa. The adjacent terrace, featuring a strategically placed hot tub, invites guests to moments of absolute relaxation under the Sicilian sky.

IMPORTANT: The master suite on the first floor is accessible ONLY via an external staircase. There is no internal connection to the ground floor.

Upon your arrival, you’ll find everything you need for a short stay, and—upon request—we can also provide essential amenities for families with young children, including a baby cot, high chair, baby bath, safety rail, and more, suitable for infants from 0 to 3 years old.

You will also have access to a detailed guide with useful information about the villa and the surrounding area, while my wife and I will remain fully available for any need. We’ll be happy to help you discover the wonders of our land by arranging additional services such as private boat tours, local wine tastings with vineyard visits, horseback riding in the countryside or a private chef service directly in the villa, everything to make your holiday truly unforgettable.

For cleanliness and comfort, we collaborate with one of the best companies in our region for the supply and professional cleaning of bed linens, towels, and beach towels. They exclusively use certified “EU ECOLABEL’’ products, ensuring a safe and eco-friendly environment for you and your loved ones.

To comply with current regulations, all guests, including minors, must complete the mandatory registration before arrival.

Submission of identity documents: Each guest must provide a valid document (ID Card, Passport, or Driver’s License).

Online identity verification: The system includes a guest recognition process before access.

Access code reception: The entry code for the villa will be sent only after the registration process is completed.

The villa is nestled in a peaceful countryside setting, just 4 km from the charming town of Balestrate, which offers essential amenities such as restaurants, pizzerias, bars, and pharmacies. It’s only 3.7 km (a 6-minute drive) from Lido Spiaggia di Balestrate, where visitors can choose between a free public beach or a private equipped area. The stunning Castellammare del Golfo is just 12 km away, offering even more to explore.

The villa is located halfway between Palermo and Trapani airports and just 10 minutes from the main highway, making it an ideal starting point for exploring the wonders of Western Sicily and swimming in some of the area’s most beautiful and exclusive beaches.

To enjoy a smooth and carefree holiday, we strongly recommend renting a car directly at the arrival airport, where you’ll find the best rates and the widest selection of vehicles, as the region does not have an efficient public transportation system. However, for guests who do not drive or prefer not to rent a car, we are happy to arrange a taxi service upon request.

Inside the property, you will also find a private parking area with an automatic gate, spacious enough to accommodate up to two large vehicles.
